TRAILSIDE PARK
Rules and Recommendations
(Latest Update: April, 2008)



TRAILERS:

Only RV trailers (including Park Models equipped with a holding tank for black water) are permitted. Mobile homes and "12' wides" are currently not permitted. Trailers older than 10 years are not generally accepted, however exceptions may be made if they can be certified.

LICENSE OF OCCUPATION:

Seasonal campers must have a signed current license of occupation in place to stay at Trailside and all accounts must be brought up to date by May 31.
 

TRAILER INSPECTION: 

Trailer older than 5 years must be inspected by a qualified Company to ensure that all systems are in working order prior to final acceptance for seasonal camping.  Inspections can be arranged through local companies at an approximate cost of $65.  Trailers may be setup in the Park prior to inspection but all systems must be in working order as required.

The inspection covers such items as LP gas system, furnace, hot water heater, water system, gray & black water pipes & tanks.

 

SEASONAL LOTS:

  • can only be registered in one couple's name; couples cannot share a lot
  • relatives and family no longer at home or over age 21 may use your lot at 50% of the daily rate

  •  


GUESTS:

  • guests are asked to check in at the office (for security reasons). Unregistered visitors will be escorted out and not permitted back in the park for 48 hours.
  • Other guests using your lot when you are not there must check in at the office and pay the regular daily rate - prior notification is requested

  •  

GARBAGE:

Please bring your garbage out to the front and place in the dumpster. There are 4 recycle stations around the park. There is a charge for fridges, tires, carpet etc at the dump, which we need to recoup from you. Please pay at the office when these items are disposed of.

 

BOATS AND MOTORS:

Boats may be left at the beach to the left of the boat ramp provided that your name is on the boat. Motors are restricted to 10HP and under on Lingerlong. No gas motors are allowed on Levi Lake. Boats shall be removed from the beach over the winter months. Docks are for rental boats ONLY.

USE OF LAWN MOWERS

Liability issues require that we no longer offer the use of Park lawnmowers for seasonal campers use at their sites.  Several mowers are available from the campers association,

PARK ELECTRICITY:

The park electricity is turned off Tuesday following the Canada Thanksgiving weekend and back on May 15th. Breakers found on between these dates shall be turned off without notification unless special arrangements have been made. A $5.00 daily fee applies to breakers left on during the off-season.
 


ELECTRIC HEATERS:

Electric heaters are not permitted in the park. The cost of running a portable electric heater is $0.31/hr. or $7.44/day. The park is not prepared to absorb this cost. Trailers are equipped with propane furnaces and your seasonal fee is based on you using your furnace not electric heaters.
 


GATE SECURITY:

Please ask all visitors to stop at the office. This will help us protect your properties. Unregistered guest found in the park will be escorted out and banned for 48 hrs. Remember it is your responsibility to advise your guests to stop before entering. Please help us to tighten gate security and avoid embarrassing, unpleasant confrontations. As well, please advise delivery people to stop at the gate and get a map and directions to your site.
 


PETS:

Pets are welcome, but must be leashed.  For sanitary reasons, dogs are not permitted on the beach, in the showers and may not have their hair blow dried in the Ladies' washroom. They are also not permitted to run loose in July and August. We expect barking to be tightly controlled so as not to interfere with the enjoyment of others. The "stoop and scoop" rule does apply.
 


WASHING CARS:

Washing cars and watering lawns is not permitted during peak periods (July and August & long weekends). We operate on a well and, therefore the conservation of water is extremely important.



QUIET HOURS:

The quiet hour starts at 11:00 P.M. and it is essential to have complete compliance with this curfew during July and August. Please remember all music down at 11:00 P.M. and off at 11:30 P.M. Patrols shall be conducted during busier times.
 


DOMESTIC REFRIGERATORS:

These are permitted at an extra charge of $70.00/season, provided they are installed in a suitable enclosure.



DEPOSIT & LOT FEES:

I will remind you that a $400.00 deposit is required by October 15th each fall to hold your site for the following season. In addition to the deposit, payment is required for any services required: winterizing, shoveling, wood etc.

The balance of the fee is due by May 31.  Interest is charged monthly, on any outstanding account balances. Seasonal lots will not be renewed if there is an outstanding balance from the previous year.  'Seasonals' with outstanding balances after May 31st will not be permitted to use their lot after this date.

Please remember to leave your non-refundable deposit each fall as any site without a deposit is listed as available and may be booked by someone else.
 


MUNICIPAL TAXES:

The trailer taxation issue (which started in 2003) has been resolved in the Supreme Court.  Taxation is possible on any trailer with the tongue removed or when an add-a-room exists.  We will advise immediately on important developments in Seguin township.    
 


HIGH OCCUPANCY SURCHARGE:

Sites occupied most of July and August are subject to a $100.00 surcharge to cover additional costs (hydro and showers etc.) incurred by the increased occupancy. We are not licensed as a mobile home park and sites may not be used as a residence.
 


CONSTRUCTION:

Plans for any construction of decks, storage sheds etc., must be approved by management before work is started. This is a must: anyone building without prior approval will be asked to take it down. All screened porches must meet our guidelines (copies are available at the front office). All storage sheds must be barn or metal style. NO CONSTRUCTION IS PERMITTED DURING JULY AND AUGUST.

MOON RAYS:

Please unplug your Moon Rays when you are not here. Power interruptions cause them to stay on. Patio lights may not be left on during your absence and are subject to a surcharge.
 

SALE OF TRAILERS IN PARK:

Sale of trailers and attached room &/or sheds are allowed.  Note that Trailer Inspection (see above)  requirements must be met prior to actual sale and that Trailside Park Administrative Fees are charged.


PARK CLOSURES

The park shall be closed completely (entrance gate locked and electricity off) the last two weeks of November with NO ENTRY permitted. This is to give staff a much-needed holiday.
The park shall also be closed during spring thaw when the frost is coming out and parts of the road turn to mush. This 2 week period varies from year to year but is generally around April 1st. Do not attempt to use Park roads during spring thaw when 'barriers'  are in place.  Please call up ahead to make sure you can get into the park.

PLEASE REMEMBER: The park shall be closed the last two weeks of November and also for a 2 week interval around April 1st.
 


OFF SEASON CAMPING:

(October 15th to November 15th and April 15th to May 15th)
Campers wishing to come up in the off-season are welcome to do so. There is a $10.00/day charge. Please understand, however, that we assume no responsibility or liability for your visit as the park is closed and we may not be there. All breakers in the park are turned off during the off season (October 15th to May 15th). Please remember to turn yours off after your visit. You are charged $5.00 /day while your breaker is on, and $20.00 for us to go down and turn it off. All visits must be paid for each time you are up and payment is to be placed in an envelope found in the night registration kiosk and deposited in the store payment slot. There will be a $5.00 billing fee if payment is not paid at the time of your stay.


WINTER CAMPING
(December 1st to Apr 1st)

Casual winter camping is no longer permitted. Only experienced campers with the proper equipment should come up in the winter months. Winter camping permits are required to enter the park ($100 for non-electrical sites and $200 for electrical) during this period.
 


NOTES

ADDRESSES & PHONE NUMBERS:
Please keep us up to date when you move, change jobs or purchase new vehicles.

KEYS:
Make sure we have a set of trailer keys for winterizing or closing open roof vents.

BOAT RENTAL SAVINGS:
Rent a boat twice and the third time is on us!

FALL SERVICES:
Please let us know what services you wish: wood, winterizing, shoveling etc. by Labor Day. This assists us better in serving you.

LAUNDRY MAT:
We have 5 washers and 5 dryers that operate on loonies and quarters.

RECREATION HALL:
Please check our events schedule for activities.

LOT MAINTENANCE:
Seasonals are required to maintain their lots in good appearance throughout the summer.
Lawn mowers are available from the seasonal association only.  We assume no responsibility or liability for their operation.
If the grass gets too long- the maintenance staff will automatically cut it for a $25.00 fee, which will be added to your account.

MOBILE PUMPOUT SERVICE:
For your black water tank is available- please register at the office.
Fees: 1 trip $ 25.00.   No seasonal rates exist.
 

FIREWOOD:
Firewood is available at the store by the bundle, but most 'seasonals' prefer to buy it by the face cord (4' * 8' * 16") delivered to the site for $90 during the season. Recent occurrences have resulted in the banning of firewood deliveries from outside suppliers. Due to the Asian longhorn beetle, no firewood (pallets included) may be brought into the park.

WINTERIZING:
For those who don't wish to winterize their own trailer, we provide this service at a cost of $60.00 for the average trailer.


SITE IMPROVEMENTS:
Fill or sand is available by the load during the off-season at roughly half-price. Topsoil and crushed granite is available from outside contractors at market rates.  We can provide names of contractors upon request.

TREES AND BRUSH MAY NOT BE CUT WITHOUT PRIOR APPROVAL

PROPANE:
Avoid the hassle of lugging your own tanks to town.  Please contact Georgian Propane for delivery or exchange of tanks.  We recommend a filled smaller tank as a backup.

ROOF SHOVELING:
Trailer roofs are not constructed to withstand heavy snow loads, and it is essential that roofs be shoveled most winters. This service is available at a cost of $30.00 / shovelling for trailers 25' or less; $40.00 / shovelling for trailers >25' and < 40'.  Cost is  $25.00 / shovelling for an Add-A-Room or hard top roof.

 In order to shovel them, however, we require you to protect your plastic roof vents with wooden boxes. We are not liable for damage caused to unprotected roof vents during snow removal.

LEAVES:
We suggest that before you leave in the fall that you rake the leaves off your site into the bush. If it is not convenient to rake them into the bush, you may bag them near the road and we will gladly pick them up. It is important that the leaves be raked up in the fall, as the site will dry out more quickly in the spring.


TRAILER REPAIRS:
Are now available locally. Please inquire at store for details.

TRAILER SALES:
You may sell your trailer on your lot, however certain conditions apply. Information is available at the office. All trailers must be "certified" before their sale.

INSURANCE:
Although we carry comprehensive liability insurance, our insurance will only pay off if we are liable. One of the areas where they do not consider us to be liable is if a tree has blown over or a limb breaks off of a tree and does damage to any of your property. We therefore, strongly suggest that you check your own insurance policy and make certain it contains this kind of coverage.

SUGGESTIONS AND RECOMMENDATIONS:

  • all trailers with a sink should have a barrel in the ground for the gray water. Before any digging has started please check with the office, as there are hydro and water lines buried on most sites. Under no circumstance should this barrel be used for sewage. Using a barrel for sewage is unlawful and subject to heavy fines. A mobile pump-out service is available through the office. Anyone dumping sewage in the ground could contaminate the main well at the washroom and ruin our drinking water. Gray water barrel installation guidelines are available at the office.
  • pay close attention to drainage off of your canopy or dining tent; they have a tendency to collect rain and collapse.
  • we advise you to roll up your canopy in windy conditions and before leaving each visit as to avoid considerable damage.
  • inspect your roof annually for cracked seams. Roofs do require an application of water-proofing (available at the store) occasionally. Make sure to thoroughly remove any loose tar with a putty knife before recoating.
  • in order to prevent staining, your trailer should be waxed annually with a good quality car wax.
  • always turn off your water between visits. A normal pressure surge can cause a water line inside your trailer to break and cause a great deal of damage during your absence. Only approved R. V. water hoses are to be used to connect your trailer to the water supply (white hoses).
  • always turn off your propane tanks when you leave. Old cracked hoses should be replaced.
  • we strongly recommend that canoes be stood on end, leaned against a tree and tied securely. The snow load will frequently break the sides of a canoe if it is turned upside down and left lying on the ground.


  • MESSAGES:
    Messages have become a problem; often there is only one person in the store and they have to close the store to deliver the message.
    We can no longer afford to close the store, as it is unfair to our customers.
    Our employees will deliver messages after work for a $5.00 charge.
    Compassionate messages will still be delivered as soon as possible at no charge; other messages will be left on the night registration board.

    BULLETIN BOARDS:
    Bulletin boards are located throughout the park and activities are posted throughout the summer.

    OCCUPANCY:
    Because of phenomenal hydro charges ( higher / occupied site than my residence ), no full time occupancy is permitted in May or October.

    LICENSE & INSURANCE:
    No unlicensed ( other than off road ) vehicles or uninsured vehicles are permitted in the park. All off road vehicles must be registered at the office.

    NON-CAMPING ACTIVITIES:
    Activities other than those associated with camping (e.g. car repair) are not permitted.

    OFF-ROAD VEHICLES:

    ATV's and other off road vehicles are not allowed in the Park.
